The Primary market stayed steady overall, but each part told a different story
Nationally, the picture looks soft. Realtor.com reported September pending home sales were down 11.3% year over year. Here in the Primary market, the Real Estate Data Aggregator counted 1,134 homes sold in the three months ending August 31, 2026. That was down just 0.4%. So the overall pace held. But the ZIP code you live in tells a very different story from the one next door.
Fewer homes are sitting for sale. The Real Estate Data Aggregator showed the Primary market had 1,063 homes for sale, down 6.1% from a year ago. Less supply with steady sales is a signal worth watching if you are thinking about your next move.
Rates are adding pressure on both sides. Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com noted rates climbed back above 7% for the first time since January 2025. That changes what buyers can afford, which affects what sellers can realistically ask.
How each ZIP code did
The overall number smooths out some real differences. Some areas gained ground. Others pulled back. Here is what the Real Estate Data Aggregator counted for each ZIP in the three months ending August 31, 2026.
Where prices moved up
Roanoke (76262) saw the median sale price rise to $710,000, up 6.4% from a year ago, according to the Real Estate Data Aggregator. Colleyville (76034) climbed to $1,050,000, up 6.1%. North Richland Hills (76182) rose to $420,000, up 7.1%. Grapevine (76051) gained too, reaching $630,000, up 4.1%.
Where prices dipped
Not every area held its price. The Real Estate Data Aggregator showed the median in ZIP 76248 (Keller) fell 7.8%, to $650,000. Fort Worth's 76177 dropped 6.2%, to $361,025. Southlake (76092) slipped just 0.7%, to $1,395,000. Keller's 76244 eased 1.3%, to $395,000. Redfin also reported Fort Worth home prices fell 0.9% month over month in September 2026. Price dips do not mean a market is broken. They mean pricing your home carefully matters more right now.
How fast homes sold
Speed varied a lot. The Real Estate Data Aggregator counted a median of 23 days on market in Grapevine (76051), 5 days shorter than a year ago. North Richland Hills (76182) came in at 24 days, a full 22 days shorter than last year. Southlake (76092) was 27 days, 10 days shorter. Contrast that with Fort Worth (76177) at 51 days, 2 days longer than a year ago. Nationally, Realtor.com put median days on market at 62 days as of October 22, 2026. The local picture is better, but it is not the same everywhere.

Where buyers moved quickly
The share of homes going under contract within two weeks of listing tells you how eager buyers are. The Real Estate Data Aggregator found 47.9% of Grapevine (76051) homes went under contract that fast. Southlake (76092) was 41.2%, up 17.6 points from a year ago. Colleyville (76034) was 39.1%. North Richland Hills (76182) was 39%, up 9.8 points. Those are real signs of buyer interest in well-priced homes.
Sales volume: gains and pullbacks
Keller's 76248 posted the biggest sales gain. The Real Estate Data Aggregator counted 167 homes sold there, up 14.4%. Keller's 76244 added 257 sales, up 8.9%. Grapevine (76051) edged up 1.6% to 129 sales. Southlake (76092) had the sharpest drop, down 19.6% to 119 homes sold. Colleyville (76034) fell 9.4% to 106. Fort Worth's 76177 slipped 4.3% to 66. Roanoke (76262) dipped 3.1% to 185. North Richland Hills (76182) held flat at 105.
What sellers actually got
Sale-to-list ratios stayed close to asking prices across the board. The Real Estate Data Aggregator put North Richland Hills (76182) at 99.4% of list price. Grapevine (76051) came in at 99.2%, up 1.3 points from a year ago. Fort Worth (76177) was 98.5%. Keller's two ZIPs both hit 98.4%. Sellers in most of this market are still getting close to what they ask.
Supply stayed lean
Months of supply across the Primary market stayed tight. The Real Estate Data Aggregator showed Keller's 76244 at just 2.4 months, down 0.4 months from a year ago. Fort Worth's 76177 was 2.6 months, down 0.9 months. Grapevine (76051) and Keller's 76248 both sat at 2.7 months. The highest was Southlake (76092) at 3.5 months. For context, the National Association of Realtors reported national inventory rose to 1.60 million homes in September 2026. Local supply here is still well below what you would call a balanced market.
The national backdrop
The National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. National prices were up 1.3% year over year. Redfin reported U.S. home prices rose 3.8% from a year earlier in September, the fastest annual growth since June 2025. The Primary market's overall steadiness fits that picture. But the ZIP-by-ZIP story here is more varied than any national number shows.
- The Primary market held up in the three months ending August 31, 2026. Sales were nearly flat overall.
- Supply tightened.
- Sellers still got close to asking price.
- But prices fell in some ZIPs and rose sharply in others.
- Speed ranged from 23 days in Grapevine to 51 days in Fort Worth.
- One market, eight different stories.
One street can read very differently from the ZIP code around it. The numbers above give you the broad picture. Your home's own story depends on its street, its condition and how it compares with what actually sold nearby. I am happy to walk through that with you.
