Price growth is not moving the same way across the Primary market

Real estate, Primary market

The Federal Housing Finance Agency reported U.S. house prices rose 2.1 percent year over year through the second quarter of 2026. That sounds steady. But in the Primary market, the Real Estate Data Aggregator counted price changes ranging from up 11.8% to down 8.3% in the three months ending July 31, 2026. The national number can hide what is happening on your street.

The Real Estate Data Aggregator counted a median sale price of $448,750 in ZIP 76182 in the three months ending July 31, 2026. That is up 11.8% from the same months of 2025. One ZIP over, 76177 came in at $355,000, down 8.3%. Those two ZIPs are close together, but they are telling very different stories right now.

In ZIP 76182, the Real Estate Data Aggregator found that 32.1% of homes sold above list price, up 10.8 points from a year ago. Homes went under contract within two weeks 46.4% of the time, up 9.6 points. Sellers there had real leverage.

In ZIP 76177, only 11.1% of homes sold above list price. The Real Estate Data Aggregator put the median days on market at 45 days. Buyers in that ZIP had more room to work with. Not every home sold fast, and not every seller got their full price.

Speed tells the same split story

ZIP 76092 had a median of 22 days on market, down 7 days from a year ago, per the Real Estate Data Aggregator. ZIP 76177 sat at 45 days. That is more than twice as long. Speed and price are moving in the same direction: some parts of this market are tighter than others.

Where prices rose and where they dipped

ZIP 76051 saw a median sale price of $620,000, up 10.2% year over year, according to the Real Estate Data Aggregator. Homes there went under contract within two weeks 54.9% of the time, the highest share in the Primary market for that period. The sale-to-list ratio was 99.2%.

ZIP 76092 is a different case. The Real Estate Data Aggregator put the median sale price at $1,370,000, down 2.9% from a year ago. But homes there actually sold faster, 7 days shorter than last year. And the share sold above list price rose 8.2 points to 23.5%. A price dip does not always mean a slow market.

Across all eight ZIP codes, the Real Estate Data Aggregator counted 1,239 homes sold in the three months ending July 31, 2026, up 1.8% from the same period a year before. Homes for sale fell 13.2% to 1,116. New listings dropped 4.8% to 1,535. Supply is tighter overall, but that tightness is not spread evenly.

Rates are adding pressure from the outside

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com reported that rates crossed 7% in late September for the first time since January 2025. That affects what buyers can afford in every ZIP code. It is one more reason that price alone does not tell the whole story.

The National Association of Realtors reported that existing-home sales fell 2.0% month over month in August 2026. Year-to-date through August, sales are still up 1.6%. The market is moving, just not at the same pace everywhere.

In short
  1. The Federal Housing Finance Agency says U.S.
  2. prices rose 2.1% year over year.
  3. In this market, the Real Estate Data Aggregator found a 20-point spread between the best and worst ZIP codes.
  4. One number cannot describe eight different stories.
  5. The three months ending July 31, 2026 show that clearly.
