Primary market sales held steady even with rates above 7%
Freddie Mac put the 30-year fixed rate at 7.40% on October 8, 2026. That is a real weight on buyers. Yet the Real Estate Data Aggregator counted 1,134 homes sold across the Primary market in the three months ending August 31, 2026. That is only 0.4% below the same period last year. People are still moving.
Nationally, the National Association of Realtors reported existing-home sales up 1.6% year-to-date through the first eight months of 2026. The Primary market is keeping pace with that trend. Demand did not disappear. It just got more selective.
What the rate means for you
Freddie Mac also put the 15-year fixed rate at 6.73% on October 8, 2026. CNBC reported rates hit their highest level in three years, above 7.5%, earlier this month. That context matters. Buyers are working harder to qualify. Sellers who price carefully are still getting offers.
Supply is tighter here than the national picture
The National Association of Realtors put national months of supply at 4.9 months, the highest in over ten years. The Primary market tells a different story. The Real Estate Data Aggregator counted 1,063 homes for sale across the market in the same period, down 6.1% from a year ago. Less supply here than the national average means priced-right homes still move.
New listings are up, and buyers are absorbing them
The Real Estate Data Aggregator counted 1,349 new listings across the Primary market in the three months ending August 31, 2026. That is up 1.8% from a year ago. Pending sales came in at 1,146, down just 2.4% from last year. Buyers are keeping up with new supply, even with rates where they are.
How each ZIP code is reading right now
The market-wide number is steady, but each ZIP code has its own story. Some prices dipped a little. Others climbed. Days on market ranged from 23 to 51 across the eight ZIP codes the Real Estate Data Aggregator tracks for the three months ending August 31, 2026.

A few ZIP codes worth watching closely
ZIP 76051 had the fastest pace. The Real Estate Data Aggregator showed 47.9% of homes going under contract within two weeks of listing there. That is up 1.2 points from last year. Prices rose 4.1% to a median of $630,000. Days on market fell 5 days shorter than last year, to just 23.
ZIP 76092 is worth a second look. The Real Estate Data Aggregator showed 41.2% of homes going under contract within two weeks, up 17.6 points from last year. Days on market fell 10 days shorter to just 27. Fewer homes sold overall, down 19.6%, but the ones that sold moved quickly.
ZIP 76177 took the longest. The Real Estate Data Aggregator put median days on market at 51 there, 2 days longer than last year. The median price dipped 6.2% to $361,025. Not every home sold fast, and that ZIP is a reminder that the market-wide number does not tell your street's story.
Pricing still matters, nationally and locally
A senior economist cited by a real estate news site noted that mortgage rates sitting above 7% are slowing some buyers. Nationally, about 21% of sellers dropped their asking price in the four weeks reported by that same source. In the Primary market, sellers who priced well still averaged 98% to 99.4% of list price, according to the Real Estate Data Aggregator. The gap between a good price and a wrong one is real.
